BIM

What is it?

Building Information Modeling (BIM) is a collaborative working methodology implemented for the creation and management of construction projects. Its goal is to centralize all the information related to the building in a virtual prototype, studying it throughout its lifecycle: from its initial conception, during its construction and useful life, and until its demolition.

To achieve this objective, BIM integrates all the agents involved in the building process (architects, engineers, constructors, specialists, among others), facilitating collaboration and communication among the different parties involved. All these actors work immersed in a virtual scenario, anticipating conflicts that may arise in different stages of the project and providing comprehensive solutions aimed at obtaining a clash-free model. It is not just a 3D geometry but a database that is visualized in a three-dimensional environment.

LEAN

What is it?

Lean Construction is a working philosophy that allows for the reduction of costs and project timelines while maintaining quality and aiming to eliminate non-value-added tasks.

Born in the heart of the Japanese industry known as the Toyota Production System or Lean Production, this philosophy is based on resource utilization, prioritizing continuous workflow and enabling effort savings.

At EDILIZIA, we have been implementing Lean since 2016 in all our projects and areas of the company, combining various methodologies, planning tools, and collaborative work. The objective is to eliminate waste, reduce variability, and above all, achieve greater predictability of the project and the ability to react to the increasingly frequent market changes. Lean Construction also contributes to improving the work environment by prioritizing respect for people. Communication among project stakeholders is fluid and collaborative.

We are founders of the Lean Construction Institute Argentina and provide training and implementation services to third parties through courses and workshops primarily focused on the use of the Last Planner System methodology.

Last Planner System (LPS)

Last Planner System (LPS) is one of the planning methodologies that falls within the Lean Construction philosophy. LPS can be understood as a control and management system that substantially improves the completion of activities and the proper utilization of resources in construction projects. It is a tool for controlling interdependencies between processes and reducing variability among them, thus ensuring the highest possible compliance with activities. This system allows all stakeholders involved in the project to be aware of its tasks in order to achieve commitments in planning: not only determining what needs to be done but also how it should be done, what action needs to be taken, who is responsible for it, and why.
